Deposit
Property #1 - A returnable Security Deposit of 180 Euros for property #1 is required for bookings up to 21 days
(short let) and 350 Euros 21 days or more (long let).
Property #2 - A returnable Security Deposit of 500 Euros is required.
This Security Deposit is required prior to booking, this covers us for 'lost' items and breakages and deters spoof
bookings that block the availability calendar and does not effect your rights. Approximately two weeks after you
check out this will be returned in full if no damage or losses have occurred.
Booking
Booking of this accommodation using our on line facility constitutes a contract between you the 'guest' and ourselves
the 'owners', once your booking has been confirmed and security deposit paid, you are deemed to have accepted and
agree to the terms set out on this page. It is your right to cancel at any time subject to the terms covered by our
'Cancellations' policy.
Insurance
We have taken care to make sure that we have covered every eventuality for the enjoyment of your stay and hope
that everything goes smoothly.
However accidents can and do happen, We have taken adequate liability cover to protect ourselves and our property,
and the deposit you pay at time of booking will be used to cover any 'mishaps' that are deemed to be down to
negligence on the part of 'guests'.
We DO NOT however accept liability for loss, or damage to your personal property, or personal injury during your
stay. It is the responsibility of the 'guest' to ensure that adequate Medical, Travel & Cancellation insurance is taken
out prior to the start of the holiday.
Cancellations
We would of course be sorry if you decided not to come and enjoy a stay in Arakapas, but sometimes things crop up
that cannot be helped, and we would hope to see you on another occasion.
However should you not be able to join us, our cancellation policy is as follows:-
This will cover us for lost bookings that could be taken by someone else, and is better than most hotels and travel
agents policies.
Long Term Letting
Long term letting is on the basis of a normal property rental ie you pay a monthly rent and are responsible for the
cleanliness of the property during your stay and payment for the Electricity used on completion of your stay.
This is calculated from the difference in meter readings before commencement of your stay and on the day you leave
and can be paid by cash or if preferred deducted from your Security Deposit prior to refund.
The rate for electricity will be highlighted to on arrival, although water is very cheap compared to say the UK water
at times can be in short supply in Cyprus so please be sensible with your consumption. Electricity is very expensive
compared to say the UK however most of the year the average person does not need to use very much electricity as
water is solar heated and lights are not necessary but the A/C (in property #1) can use quite a bit in the height of
summer, so it is in your interest to be sensible but we do not want this to be an issue and spoil your stay we just
feel we need to highlight this.
There is a Mobile Phone provided for your use should you wish to use it as the call rates are very cheap. This is
operated on a pay as you go basis and starts with a 5 Euro credit pre-loaded and must be returned with this credit
on completion of your stay. Top Up credit can be purchased at most news agents petrol stations and phone shops.

- Up to eight weeks prior to arrival full refund of all monies will be made, less a 10% admin fee.
- Three to eight weeks prior to arrival a 75% refund of all monies will be returned.
- Two to three weeks prior to arrival a 50% refund of all monies will be returned.
- Less than Two Weeks prior to your stay NO Refund of the rental fee is available but your Security Deposit will
be refunded (exceptional circumstances will be viewed on a case by case basis)
